Bruce Dalton, PE Managing Technical Director / Principal


Mr. Dalton has over 17 years of diverse experience with due diligence, environmental, construction materials testing and geotechnical consulting firms. Mr. Dalton is a Registered Professional Engineer in both North and South Carolina. His experience on varied residential, commercial and industrial development projects, as well as his interaction with regional and national lenders, real estate investors, owners, developers and contractors, has given him a well-rounded understanding of the construction and financing process. In addition to involvement during the development and construction phases, Mr. Dalton has considerable experience in providing Property Condition Assessment and Phase I Environmental Site Assessment services for residential, commercial and industrial real property. These services have been provided for real estate lenders, investors and owners throughout the United States, including Fannie Mae and Freddie Mac DUS lenders. His experience has also included Phase II Environmental Site Assessments (Phase II), Comprehensive Site Assessments (CSA), design and construction of remedial action systems, forensic investigations, construction fieldwork, geotechnical sub-surface explorations, groundwater monitoring well development, construction materials testing and monitoring projects, and soil and groundwater investigations.

Michael Chang National Client Manager


Mr. Chang has six years of experience in the environmental, engineering and industrial hygiene service industries in the Carolinas and throughout the United States. Mr. Chang is certified in North and South Carolina as an Asbestos Inspector. He has significant experience in due diligence assessments for a variety of property types and the needs and requirements of a varied number of reporting standards. Specifically, Mr. Chang has performed Phase I Environmental Site Assessments, Environmental Transaction Screens, Phase II and III Subsurface Investigations, Property Condition Assessments (PCAs), Small Loan PCAs, Regulatory Compliance Assessments, Asbestos Surveys, Lead-based Paint Surveys, Radon Studies, Mold Assessments and Lead-in-water sampling and analysis. Mr. Chang also has experience working with the North Carolina Department of Environment and Natural Resources (NCDENR) UST Program, Dry-Cleaning Solvent Cleanup Act (DSCA) Program and Inactive Hazardous Sites Branch (IHSB). Previously, Mr. Chang was a Project Manager and Client Manager for a Fortune 500 international engineering firm and was responsible for managing due diligence projects throughout the United States. He was also responsible for business development for due diligence services within North Carolina and South Carolina, staff management, and QA/QC review of all Phase I ESAs, asbestos surveys, and Industrial Hygiene-related reports. Mr. Chang also has significant experience interfacing with regulatory agencies under multiple programs.

Brandon Henricks, LEED AP Project Staff

Mr. Henricks has over six years of experience in commercial construction, and performs Construction Loan Monitoring Inspections and Property Condition Assessments throughout the Carolinas for Partner. Prior to his arrival at Partner, Mr. Henricks served as a construction manager, leading the design and construction of multiple commercial buildings in the states of Virginia, Maryland, North Carolina, and the District of Columbia. In that role, he was responsible for performing quality control inspections throughout the construction process, for post-occupancy inspections to resolve issues under warranty, and for troubleshooting issues in completed/existing buildings. His duties also included the monitoring and reporting of construction progress. He has been involved in a variety of renovation projects as well as new construction projects of project types that include educational, healthcare, high-rise residential, athletic facilities, warehouse, parking garage, and site development

Angelique Crews Project Manager


Ms. Crews has 15 years of experience in the real estate due diligence field providing environmental due diligence for debt and equity transactions including Phase I Environmental Site Assessments, as well as Phase II Subsurface Investigations, soil and groundwater remediation, regulatory compliance audits, asbestos surveys and indoor air quality studies. Ms. Crews is a North and South Carolina certified Asbestos Inspector, and a South Carolina certified Lead Inspector. Ms. Crews currently serves as a Project Manager for Partner providing solutions to client’s due diligence and environmental needs. Her primary focus is ensuring consistency, quality assurance and on-time delivery of due diligence and various environmental services provided at Partner. Current day-to-day responsibilities include various field assessments, project oversight, report writing and report review. Ms. Crews also has performed wetland determinations/delineations; comprehensive asbestos surveys and Operations & Maintenance Plans; and, Spill Prevention, Control & Countermeasure Plans. Ms. Crews previously served as project manager at a Fortune 500 international engineering firm.
